Our past residential projects includes both landed and high rise properties. Projects involved were individual or privately owned units, setup for subletting or for tenancy management. Project locations included several units around Petaling Jaya, Cyberjaya, Puchong, Kajang, Nilai and Melaka. Sublet units were fully furnished suited for immediate move-in. We also provided tenancy management for fully furnished and bare units.

Travelers Lodge (2018)

Built in the late 1800s in the heart of Chinatown, the two-and-a-half storey shophouse is a pre-independence property designed with a utilitarian architecture and façade. The shophouse had large single wooden beams supported by heavy pillars and had a brick and mortar wall with three windows overlooking the main road. The elevation of the shop was quite low with steep tiled roofs and jacked for additional ventilation. Originally a vacant commercial property with timber flooring on the first floor and an air well in the middle of its floor layout, the property required immediate plumbing attention when we accepted the project. We chose to work on this property as it was a challenging beauty despite being offered a conservative budget for a turnkey project.

In under 3 months, the property was converted into a hospitable 24-room travellers lodge with the capacity of accommodating up to 60 guests per night. Designed with a welcoming private lobby, a self service coffee area, spacious multi purpose common room, an open kitchen, dedicated smoking area and a mini library, the property was planned to be the flagship branch of the Eclipse Guesthouse chain.

Fish Farm Restaurant, Pulau Langkawi (2010)

This 40,000 square foot picturesque property is located by the bay on Pantai Penarak, Pulau Langkawi. Embraced with hilly greenery, the sea and breeze radiates serenity. Originally an operational but run down restaurant, the new owners gave the property a new definition to it's architecture, landscape, interior design, service and concept.

The Langkawi Fish Farm Restaurant renewed its capacity to 450 seats with a repurposed pier that stretches out 30 meters into the sea. Heavily decorated with a collection of local antiques sourced across Southeast Asia, the restaurant is landscaped with the world's largest known orchid species, the Tiger Orchid (Grammatophyllum speciosum).

This 4950 square foot premise was designed with a welcoming lobby, 5 director rooms, a conference room for 12, a training room for 50, private discussion rooms, 2 prayer rooms, open workstations, discussion areas, waiting areas, printing areas and a self service pantry on respective floors. Serving 4 floors, this property is built with a private staircase, private elevator and a selection of reserved covered and open air parking spaces. Renovation works include all furnitures, fixtures and fittings.

Student Accomodation, Cyberjaya (2008)

Cyberia Crescent 1, Cyberjaya is a condominium and townhouse development located across the renowned Multimedia University Cyberjaya Campus. The original units consisting 3 bedrooms and 2 bathrooms were remodelled into a 6-bedroom unit that accommodates up to 9 residents per house. Each room is equipped with beds, lockers, personal workstations and air conditioning for selected units. Additional shared facilities include a fully-equipped kitchen. Renovation works include all furnitures, fixtures and fittings.

Broadcast Studio Design & Development (2018)

Transtel Technology (M) Sdn Bhd is a major supplier for broadcast equipments since the 1970s in Malaysia. Our assignment was to convert one of the director's office into a chroma studio on the mezzanine floor complete with a holding room, wardrobe room, makeup studio and open workstations.

Land/Agriculture Development and Management Project Proposal (2010)

CLIENT -Senyum Tani Sdn Bhd

Kerian-Sg. Manik Integrated Agriculture Development Area proposal was a heavily researched project in conjunction with the Ministry of Agriculture Malaysia's objective to reduce food agriculture subsidies of up to 1.3 billion Malaysian Ringgit in its commitment with the United Nations (UN), World Trade Organization (WTO) and Food and Agriculture Organization (FAO) by year 2020. The main objective also include the requirement to increase local productivity to accommodate the national food security. The pilot project was to start on 5000 hectares of land in the Kerian-Sg. Manik region with highly mechanized operations and biotechnology usage for gross yields to rise a fourfold minimum. The strategic location, good water supply and soil conditions enabled not only a large scale production but a full supply chain to operate within the area. Also included in the proposal is the projected growth and concept of a tourism, educational and distribution hub within the 5000 hectares that would eventually foresee the expansion across 24,000 hectares of land. The full project proposal include research with the local land office, planning in the areas of agriculture, site visitations, negotiations with local authorities and industry players, legal preparations and more.
